About Zomefy
Every RERA-registered project in Pune, described using the promoters' own filings and nothing else.
A buyer comparing two projects in Pune can find an asking price on any portal in about ten seconds. What is far harder to find is what the last buyer in that tower actually signed for, whether the builder has already moved the completion date, how much is still unsold two years in, and whether anyone has taken the promoter to MahaRERA.
All of that is public. Promoters file it themselves, by law, and it sits on the Maharashtra Real Estate Regulatory Authority's register. It is also spread across separate screens behind a CAPTCHA, one project at a time, which is a good way to make public information effectively private. Zomefy reads the register and puts those facts on one page.
Who runs it
Zomefy is built and run by Mahesh N, working independently from Pune. It is not a company, an agency or a brokerage, and there is nobody else to escalate to — if something on the site is wrong, it is my mistake to fix. The contact page reaches me directly.
Where the numbers come from
Every figure is read from MahaRERA's public register and reproduced without adjustment. Registered sale prices are the rates in the agreements buyers actually registered and paid stamp duty on, not asking prices. Completion dates are the dates promoters declared, and where a date has been revised, both the original and the current one are shown. Unsold inventory, complaint counts and project finances are quarterly figures filed by the promoter.
Nothing is typed in by hand, estimated, or supplied by a builder. Every project page names the registration number so you can check the same record yourself, and the footer carries the date the register was last read. When the register changes, this site changes with it.
What Zomefy does not do
It does not sell anything. There are no leads, no callbacks, no phone number to hand over to see a price, and no arrangement under which a builder can pay to appear, rank higher, or have something removed. No project is featured because someone asked. That is deliberate: the moment a promoter can influence what appears here, none of the rest of it is worth reading.
Zomefy is not affiliated with MahaRERA and is not a registered real estate agent. The site carries advertising, which is what pays for it, and those ads are labelled and served by Google — they have no bearing on what the data says.
What it cannot tell you
The site is only ever as good as the filings behind it. A promoter who files late, files thinly, or files something inaccurate will appear that way here, because reproducing the record faithfully means reproducing its gaps too. A project with no registered sales yet has no rate to show, and an absence of complaints is an absence of evidence rather than evidence of quality.
None of this is advice about a specific purchase, and it is not a substitute for reading your own agreement or talking to a lawyer. Before you transact, verify anything material directly at maharera.maharashtra.gov.in.
